We want you to love your home and where you live. Our commitment to you is that your home will be
clean, safe and secure on the day that you move in. This is called our Lettable Standard.
The following information will help you understand what you can expect from us when moving into your new home.

Kitchen and Bathroom
- Kitchens will be clean and functionable with non slip flooring, worktops free from chips and we will show you where your water isolator is located
- There will be space for a cooker (gas OR electric) and fridge (which may be under counter) and other white goods subject to space. If there are onsite laundry facilities there may not be space in your kitchen for a washing machine
- Where investment works are required, such as a new kitchen or bathroom, we will complete the works within 3 months of your tenancy start date to enable you to have input into the final design
- We will install your cooker for you providing it is in good condition and you have the instruction manual
- Bathrooms will be clean and functional with a new shower curtain, toilet seat and shower head
Customer Safety
- Your new home will be structurally sound and meet health and safety requirements. You will be provided with all necessary safety certificates
- Smoke, heat & carbon monoxide detectors will be installed
- Your new home will be cleaned prior to sign up and will be secure, external doors will be weatherproof and locks will be changed
- We will provide adequate, adjustable heating and your loft will be insulated with a secure loft hatch
Asbestos and Damp and Mould checks
- If any asbestos is identified in your home, we will make sure it is safe and if you do have any queries, a member of our Compliance Team will be happy to help
- Your home will be free from damp and mould and we will install electric extractor fans where required
Gardens
- Your gardens will have secure boundaries (either fences or hedges) except in open-plan communities. We will also assess individual needs prior to sign up
- Your garden will be clear of any visible trip hazards and waste, it will be cut back to a manageable condition once you have moved into your home
Decoration
- We don’t strip walls or decorate unless the property is very dated or severely nicotine stained.
- Fixtures & Fittings - we will consult with you on what you may want leaving in the property (Disclaimer to be signed)
- Dependent on your eligibility, we may provide assistance with your decoration and flooring
