Magenta Living visits properties once every five years to carry out a stock condition survey. These help us with long-term improvements to our homes and allow us to make them safer for our customers and their families.
What is a stock condition survey?
A stock condition survey is a visual inspection of the inside and outside of your home to assess the age and condition of major elements in your home such as the kitchen, bathroom, windows and doors. This information lets us see what needs to be prioritised for future planning and maintenance.
Working with RAND Associates to carry out stock condition surveys. Stock condition surveys are different from regular inspections in that we are not looking for issues that need repairing urgently.

Who is being asked to take part?
We are prioritising homes with either no current information or very old information. We are required to check each of our properties every five years. When it is your turn for a survey, either a member of our team or someone from RAND Associates will be in touch.
Even if you think there is nothing to be improved upon within your home, by participating in our survey, you can help us understand how many properties need improvement and how urgently.
How will I know if I’ve been selected?
RAND Associates have contacted customers who have been selected, this has been done through letters, emails and phone calls. If you have received a letter or email, please get in touch with our team who will arrange an appointment for a surveyor to attend your home at a time that is convenient for you.
We are also contacting homes who have been selected but have not yet responded. This will be done either in person, over the phone or by text by a member of the Magenta Living team.
What happens during my survey?
Once an appointment has been arranged, a surveyor will come out to your home at the agreed date and time. During this visit they will need access to key areas of your home, including your garden if you have one. Some photographs will be taken of the main components such as your kitchen, bathroom and the type of boiler you have. Depending on the size of your home, this should only take about 30 minutes.
As this survey is not a formal inspection, they will not be lifting carpets, moving furniture, or checking how you are maintaining your home.
If you have been told that the surveyor will carry out an energy survey, they will collect information on features which allow us to calculate how energy efficient your home is and see how we make improvements.
Anyone coming to your home to carry out a stock condition will be carrying a RAND Associates photo identification card and a letter of authority from us.
What happens next?
Following the survey all information is provided to Magenta and used to plan for future investment in our properties. This allows us to provide safe, secure and energy efficient homes for all our customers.
We are not provided with written reports for each property, so we are not able to provide an individual report for your home.
