Building Safety

We take your safety extremely seriously and keeping you safe in your home is our main priority. We have a legal obligation to ensure the buildings we own, including the shared spaces meet with all relevant building and fire regulations  

We have a dedicated Building Safety Team who plays a critical role in ensuring the safety and wellbeing of our customers is maintained through regulatory requirements. They are responsible for assessing risks, managing structural integrity, and ensuring ongoing maintenance across our buildings is carried out .  

They stay updated with the latest building safety and fire regulations to ensure we create safe, warm, sustainable, and comfortable living environments for our customers to live in.   

The team is led by Wayne Cole, Chief Compliance and Sustainability Officer. Wayne is Magenta Living’s lead for health and safety, and the Principle Appointed Person for building safety with t he Building Safety Regulator.   

The Building Safety Act 2022

Following the tragic incident at Grenfell Towers in June 2017, the Building Safety Act 2022 (BSA) was introduced 

The BSA sets out safety requirements for landlords of new and existing higher-risk buildings defined as at least 18 metres or seven storeys high and containing two or more homes.  

The BSA also covers the various stages of a building’s life, including:

  • Design stage 

  • Planning stage 

  • Construction stage 

  • Whilst the building is in occupation 

The BSA introduced a new regulator, the Building Safety Regulator (BSR), managed by the Health & Safety Executive (HSE). Their main responsibilities are to: 

  • Oversee the safety and performance system for all buildings 

  • Encourage increased competence across the industry  

  • Lead the implementation of the new regulatory regime for higher-risk buildings 

Your Safety Is Our Priority

We are committed to your safety and the safety of the building where you live. All our high-rise buildings are fire risk assessed annually by an independent assessor, and we undertake an annual inspection of the building in conjunction with Merseyside Fire and Rescue Service.  
 
As part of this, we will carry out ‘Person-Centred Fire Risk Assessments (PCFRA)’ and ‘Personal Emergency Evacuation Plans (PEEP)’ with customers at our high-rise buildings. This is to establish if you have any mobility or health issues and would need assistance in an emergency.

What Is A PCFRA?

A ‘Person-Centred Fire Risk Assessment (PCFRA)’ is a detailed evaluation of fire risks specific to an individual customer’s needs and circumstances. It considers how a person's characteristics, behaviour and capabilities may increase the likelihood of a fire or affect their ability to recognise and respond to a fire or warning of a fire. It helps identify customers who are at higher risk so measures, help and support can be put in place to reduce the risks identified.

What Is A PEEP?

A ‘Personal Emergency Evacuation Plan (PEEP)’ is a plan designed to help individuals who may need assistance to evacuate safely during an emergency. It outlines the necessary steps and arrangements to ensure that the person can either remain in a place of safety or reach a place of safety. A PEEP typically includes details on the assistance required and who will provide it. 

Changes In Your Circumstances

To ensure we can provide the best support and safety measures for you, we ask that you contact us as soon as possible if there are any changes in your circumstances. This includes: 

• Changes in your mobility
• Temporary or long-term disabilities
• Changes in your ability to hear a fire alarm
• The need for additional walking aids, such as crutches, frames, or mobility scooters

By keeping us informed of any changes, we can ensure that appropriate measures are in place to reflect your current needs and maintain your safety and well-being. 

Fire Legislation

Our approach to implementing PCFRAs and PEEPs is guided by fire safety legislation, including the Fire Safety (England) Regulations 2022 and the National Fire Chiefs Council (NFCC) Code of Practice. These regulations ensure that we provide the highest level of safety for our customers by conducting regular fire door inspections, maintaining secure information boxes, and engaging with fire and rescue services.  

The Regulatory Reform (Fire Safety) Order 2005 and the Building Safety Act are two pieces of legislation which requires landlords like Magenta Living, to find and understand the risks posed by fire and to the residents of a building, including specific groups where their vulnerabilities may affect how they behave and act in the event of a fire.

Our Commitment to Keeping You Safe

Our responsibilities include:  

  • Ensuring all elements of the Building Safety Act are met 

  • A clear procedure and method for customers to report incidents, concerns and to raise a complaint if needed 

  • Evolving Resident Engagement Plan which details how we will collaborate and communicate with our customers regarding building safety 

  • Annual inspection and maintenance programmes and remedial works identified through these to be undertaken in a timely manner to ensure all systems are operating effectively

It's important that you, your family and neighbours always remain safe. To ensure this please note the following: 

DO: 

  • Have a say on how your building is kept safe 

  • Raise building safety concerns directly with Magenta Living 

DON’T: 

  • Do anything that creates a significant risk to the building’s structural safety 

  • Do anything that creates a significant risk of causing or spreading fire in your building 

  • Damage or remove any of your building’s fire safety measures, such as smoke detectors, fire alarms, fire doors, and fire extinguishers
