Gas and Heating Safety

We take your safety extremely seriously and keeping you safe in your home is our main priority.  

Faulty gas appliances can be dangerous so it’s very important that you allow us access into your home to carry out essential regular gas safety checks. This also includes all our non-domestic properties to ensure everyone’s safety.  

Annual Gas Safety Check

Every year we are required by law to carry out a gas service of all appliances in your home that have been provided by Magenta Living. This is to make sure that the appliances you are using are safe and comply with regulations. 

We will always book an appointment with you to carry out these essential safety checks and we will always try to arrange appointments at convenient times for you. The engineer carrying out the service will be fully trained and qualified to carry out the inspection and you will be provided with a copy of the certificate for your records. 

This is a legal requirement, and part of your tenancy agreement, that these checks are completed. If you do not allow our colleagues access to your home, if necessary, we may need to take legal action to request the courts to grant us access to your home. The cost of this will be passed to onto you and can vary depending on how far the legal action progresses. 

We don’t want things to get to that stage, and we will only take this action if all other options have failed. 

During the safety check

Gas Supply 

  • Test pipes and appliances for leaks and carbon monoxide 

  • Check that the gas is burning correctly 

  • Ensure all gas appliances and pipework meets current safety standards 

  • Inspect gas cookers 

  • Provide a written safety record within 28 days

Solid Fuel Systems (e.g., wood, coal) 

  • Inspect and service twice a year, including sweeping the chimney during one visit

Other Heating Systems (electric, oil, solar, LPG, etc.) 

  • Carry out an annual safety check to ensure the system is safe and working properly

Unsafe Appliances

  • If anything is unsafe, they will be disconnected or deactivated until repairs are made or the item is replaced. This will be explained to you at the visit. This is for your own safety. 

Smoke/Cabon Monoxide detectors 

  • Test and replace any faulty detectors. If any are missing, we will install new ones. 

Cooker Safety

  • Gas cooker inspection: We will visually inspect any gas cooker. If it’s deemed faulty, it will be disconnected from the gas supply 

  • Your responsibility: You must arrange for repairs with a certified engineer if your cooker is faulty. 

  • High-rise / low-rise buildings: If you live in a flat or shared building, new gas cookers must have a “Flame Failure Device” (FFD) to prevent gas leaks if the flame goes out. If you buy a cooker without an FFD, we cannot install it. 

Your responsibilities

Remember to 

  • Always keep your annual gas safety check appointment and allow access to your home so this can take place or any other safety inspections that are required to keep you and your home safe 

  • Know where your gas isolation valve is in case of an emergency 

  • Report any gas leaks immediately - call the National Gas Emergency number: 0800 111 999. 

  • Turn off and report any faulty appliances to us immediately 
     

Remember not to 

  • Sleep in a room with an open-flued appliance (gas, solid fuel, or oil) 

  • Block air vents, flues or chimneys near boilers or heating appliances – this could cause a dangerous build-up of carbon monoxide in your home 

  • Install ceiling fans in rooms with open-flued appliances - this can be dangerous 

  • Use appliances that seem unsafe or are faulty 

  • Paint over appliances or box them in 

  • Undertake repairs/DIY if not competent 

What if my home has no gas appliances?

Even without gas appliances, we still need to check your heating system and heat/smoke detectors. It is important that we do this.

What to do if you suspect a gas leak

Gas leaks can occur from faulty appliances and / or pipework. Whilst some gases  aren’t poisonous, leaks can lead to fires or explosions.

  • If you think you can smell gas, take action immediately by calling the National Gas Emergency Number on 0800 111 999 (freephone )  

  • Extinguish flames such as candles and avoid sparks. Don’t smoke, light matches, or use electrical switches and cookers   

  • Turn off the gas . Shut the gas meter at the emergency control valve – unless in a basemen t  

  • Ventilate. Open windows and doors to let air into the area  

  • Keep People Away . K eep others away from the affected area  

Smoke and Carbon Monoxide Detectors

At the Annual Gas Safety Check we will n eed to inspect and test your detectors – please ensure they are easily accessible and not covered up  

Remember to  

  • Test detectors weekly  

  • Vacuum detectors gently to keep them clear of dust  

  • Allow access for testing and repairs  

  • Let us fix or replace any broken or faulty detectors  

  • Don’t di sconnect or remove detectors  

  • Don’t cover or paint over detectors  

  • Don’t try to repair them yourself  

Carbon Monoxide poisoning

Carbon Monoxide (also known as CO) is another potentially deadly consequence of having poorly maintained or unsafe gas appliances in your home. It is an odourless  
gas that can be fatal.  

Symptoms include headache, nausea, dizziness, and tiredness (like you have the flu). 

If your CO detector alarm sounds 

  • Put out any lit flames and cigarettes 

  • Turn off the gas supply as quickly as you can 

  • Ventilate by opening windows and turn off all fuel-burning appliances 

  • Evacuate your home, stay calm and leave immediately 

  • Don’t use electrical items - don’t turn lights or switches on/off 

  • Call Emergency Services - Dial 0800 111 999 from outside the property 

  • Seek medical help - if you or a family member feels unwell, get medical help as soon as you can
